Can I rent long-term with pets in Uvita or Ojochal?
Last reviewed by Jules · October 25, 2026
Yes! Pet-friendly long-term rentals are fairly common in Uvita and Ojochal, particularly for tenants with dogs. Approval depends on the property, the number and type of pets, and the owner's preferences. Cats may face additional restrictions due to concerns about urine odors, scratching, allergies, and potential damage to furnishings. A separate, non-refundable pet cleaning fee typically starts around $300, in addition to the refundable security deposit. This helps cover specialized cleaning for pet hair, dander, upholstery, mattresses, and air conditioning units. Fees may increase depending on the number of pets, the size of the home, and the cleaning required. Always disclose pets before signing a lease.
Yes! Many long-term rental properties in Uvita and Ojochal welcome pets, particularly dogs. Pet ownership is very common in Costa Rica, and many people relocating to the Southern Zone bring their animals with them.
However, pet policies vary by property, and approval is always subject to the owner's agreement.
Dogs vs. Cats
Dogs are generally more readily accepted in long-term rentals, particularly when they are house-trained, well-behaved, and accustomed to living indoors.
Owners may consider the dog's size, breed, age, temperament, and the number of animals when evaluating a rental application.
Cats may be more difficult to accommodate in furnished rental properties due to concerns about strong urine odors, scratching, allergens, and damage to furniture, mattresses, curtains, and screens.
This does not mean cats are never accepted. Approval depends on the property, the animal, and the owner's preferences.
Pet Cleaning Fees
For pet-friendly furnished rentals, we generally recommend a separate, non-refundable pet cleaning fee starting at approximately $300, in addition to the standard refundable security deposit.
This fee helps cover additional cleaning required after a pet has occupied the property, including deep cleaning sofas, mattresses, upholstered furniture, curtains, rugs, and other fabrics. It may also cover removing pet hair and dander from surfaces, cleaning air conditioning units where necessary, and addressing pet-related odors.
Pet hair and dander can accumulate in areas that are not immediately visible, including air conditioning units, upholstery, and walls.
The final fee may vary depending on the size of the property, the number of pets, and the expected cleaning requirements.
Security Deposits and Pet Damage
The pet cleaning fee is separate from the refundable security deposit.
While the pet fee covers additional routine cleaning associated with animals, the security deposit may be used for actual damage beyond normal wear and tear, subject to the lease.
Examples include scratched doors, damaged screens, stained furniture, urine damage, or other repairs attributable to the tenant's pets.
Tips for Renting With Pets
Disclose all pets before signing the rental agreement. Confirm the property's pet policy in writing and discuss any restrictions regarding pets on furniture or beds.
Maintain regular flea and tick prevention, clean up pet waste, respect neighboring properties and wildlife, and report accidental damage promptly.
Our Recommendation
If you're relocating to Costa Rica with pets, mention them early in your property search. This allows us to focus on suitable homes and confirm the owner's pet policy before arranging viewings.
Pet-friendly rentals are available throughout Uvita and Ojochal, but flexibility regarding property features, location, and rental dates can make the search considerably easier.
