Renting in Costa Rica.

Leases, deposits, utilities and expectations — what's different and what to ask for.

Renting in Costa Rica isn't hard, but it works differently than what most newcomers expect. Here are the things I wish every tenant knew before signing.

Lease terms

Long-term leases are typically 6 or 12 months, with a one-month security deposit and first month paid up front. Furnished homes are common in the Southern Zone. Read carefully for who covers pool, gardening, pest control, and appliance maintenance.

Utilities

Electricity (ICE/CNFL) is almost always tenant-paid and can vary wildly depending on AC use — plan for $80–$300+ per month. Water is usually included or a flat fee. Internet: Kolbi, Liberty and Starlink are all common; ask what's already installed.

What to ask before you sign

  • ·Who pays for pool, gardener, pest control, and generator fuel?
  • ·Is there a UPS/generator/backup power? What runs on it?
  • ·Recent 3 months of electricity bills
  • ·Water source — municipal, ASADA, or well?
  • ·Any known road, internet or wildlife issues in rainy season
  • ·Notice period and early-termination clause

Working with a manager

A good property manager makes the difference between a stressful rental and a home you actually love. Response time on repairs is the single best predictor. Ask for references from current tenants — not just owners.
