Buying Without an MLS.

How to find good inventory in a market with no centralized listings.

Costa Rica doesn't have a centralized MLS. That surprises almost every buyer coming from the US or Canada. What it means in practice: the "listing" you see online is only a slice of what's actually available, and the best inventory often never gets posted at all.

How inventory actually moves

Deals here move through relationships. Owners tell their neighbours, their manager, or a trusted agent long before a sign ever goes up. If you're only browsing the big portals, you're seeing the tail end of the market — usually the properties that didn't sell locally first.

Work with someone on the ground

A local agent who lives in the area, has a real network, and isn't just chasing a commission will show you off-market homes, pocket listings, and honest context on pricing. Ask them what they'd never buy in this area and why. The answer tells you more than any listing sheet.

Due diligence essentials

  • ·Confirm the seller is on title at the Registro Nacional
  • ·Survey (plano catastrado) with visible boundaries
  • ·Water rights — municipal, ASADA, well or spring — and legal availability
  • ·Road access and easements in writing
  • ·Zoning, setback, and any environmental (MINAE) restrictions
  • ·Property tax status and any HOA/condo fees paid to date
  • ·A trusted, independent Costa Rican attorney (never the seller's)

Take your time

The best buyers I've worked with rented first, spent a rainy season here, and knew the microclimate they wanted before writing an offer. Costa Rica rewards patience.
