Here''s something most buyers don''t realize until it''s too late: in Costa Rica, the agent you happen to message about a listing often becomes your agent by default. And that agent''s job is to sell that listing — not to find the right home for your life.
How it usually goes wrong
There''s no MLS here, so buyers do what feels natural: they find a property online and contact whichever agent posted it. Then another listing, another agent. Before long they''re working with three or four agents, each one motivated to sell their own listings, none of them responsible for the buyer''s bigger picture.
The listing agent''s loyalty is to the seller and the sale. That doesn''t make them bad people — it''s just the structure. Nobody in that arrangement is asking the most important question: is this actually the right area, the right house and the right lifestyle for you?
What a real buyer''s agent does
A buyer''s agent works for you, across the whole market:
- Searches every brokerage and private listing, not just their own book
- Tells you honestly when a property is overpriced or has problems
- Knows the differences between areas — and they''re big. Uvita is not Ojochal, Dominical is not Ojochal, and ten minutes of road can change your daily life completely
- Connects you with an independent attorney, inspector and escrow — not the seller''s people
- Negotiates for you, not for the deal
Lifestyle is the real question
Most people don''t actually buy a house here — they buy a life. Do you want to walk to restaurants, or hear nothing but howler monkeys? Beach at your door, or cooler mountain air? Full-time living, or a few months a year with rental income in between?
Those answers decide the area long before they decide the house. An agent who only wants to sell their listing will never have that conversation with you. One who lives here and takes time to understand your goals will save you from a beautiful mistake.
Trust your agent like your lawyer or accountant
You''d never let the other side''s lawyer represent you, and you''d never hire an accountant who profits from your confusion. Treat your agent the same way. Choose one person you trust, whose advice you''d take even when it''s ''don''t buy this one'' — especially when it''s ''don''t buy this one''.
I''m a realtor with Coldwell Banker Vesta Group, and I live in Ojochal. I''d rather tell you to wait, or to look at a different area, than sell you the wrong house. If you''re starting to look, book a call and let''s talk about what you actually want your life here to look like. And for the practical side, read the facts about buying in the Southern Zone.
